New Year, New Home?

If one of your goals for 2019 is to purchase a new home then we have some tips for you;

Make a List

Before hitting the open homes, make a list of what you are looking for in a home.  If there are some things you are not willing to budge on such as the size, location or essential features then put these on top and make sure any prospective properties meet your criteria.  You can run searches on most real estate websites based on a number of criteria and this will save you lots of time.

Bear in mind that as much as we all have a perfect property in mind, this cannot always be found.  You may find yourself realising that some of your wish list items are not as essential as you first thought, especially when trying to find properties within a budget or certain area.  It’s ok to make changes along the way, your perfect house may end up nothing like what you first imagined and that’s half the fun!

Do Your Research

Follow the market and attend open homes to get a good idea on the prices in your preferred areas.  It’s hard to set a realistic budget if you haven’t seen what you can buy in your price bracket.  Agents are always a good source of information and can help you work out whether your budget and wish list are realistic as they are working in the market every day.

Get In Quick…

Generally properties that are priced correctly will sell quickly so if you see something you like, arrange an inspection.  Even if it’s not the house for you, the more properties you see, the better prepared you will be to put an offer in when you do find the right house as you will have a good idea of the market value for the area.
